Rentals at Viper Isles
Viper Isles has rentals available to suit most SL residents. Our pre-done home rentals come fully furnished and ready for you to move in. Just bring your personal items. Each rental parcel lets the tenant set their own music and comes complete with security screens for windows as appropriate and security orbs. All rentals are located adjacent to the main Vipers Isles and Viper Glen Golf Course Regions. For all furnished rentals if you want to use your own furniture just contact us and we will remove ours and upgrade your prim allotment to between 100 and 200 additional prims depending on rental unit
Viper Isles is a non-commercial LGBTQ friendly set of islands designed for you to explore and enjoy your adult sensual encounters in Second Life.
You are not required to join the group to gain entry past the landing point but you must wear your “Gay Men’s Cove” tag while here to use the amenities, toys, animations or participate in games during dances.
You are welcome here if you are a member of the LGBTQ community, gay/bi, and nudity is your thing. Being a designated nude sim, nudity is greatly encouraged but is not a requirement. No child avatars. No Age play. Please be aware that most of the animations you find on the sim are geared towards gay male interaction. Male being the operative word, you can be hybrid, furry, human.
Vampires and Lycans please take your nibbling elsewhere, otherwise you’re welcome. No biting on the sim.
No soliciting in the group.
Hello and welcome to Viper Isles Rentals.
Please note that it is your responsibility to read this covenant fully, whether you are a resident or visitor. Every visitor has to abide by the Linden Labs Terms of Service (ToS) and Community Standards (CS) of Second Life.
Viper Isles is a private, virtual land rental/lease provider within Second Life. You don’t need a premium account; just a basic one will do in order to live here. Go to Join Second Life and join in the experience.
The following are in place to ensure a pleasant and enjoyable environment for all within Viper Isles.
1. Conduct
Viper Isles is an Adult community that is LBGTQ friendly. If this offends you then we ask that you please go elsewhere
Nudity is encouraged but not required on all parcels
No harassment of any form or abusive language in public access locations. This includes outside of your house as this is deemed public.
No grieving, prim littering or running scripts causing heavy server load.
Be respectful to others.
Do not enter any private homes/non-commercial property without the owner’s permission. If a door is locked, it is obvious that visitors are not allowed to enter by themselves. This includes camming into a home.
Use of weapons is not permitted at all. This includes non-functional weapons.
2. Renting/Buying
Some parcels, generally undeveloped land are available to buy which will allow you full control over your parcel. Others, with houses already on them are not sold but just rented. However some of the about land rights are given to rental tenants so they can set their own music and some other options.
2. Renting
To rent a home just visit our rental center and use the Casper vend rental screen to select the parcel you want. If it is available you can pay the rental vendor and your transaction will be completed. Once you have rented a parcel be sure to accept the popup from our bot when it offers you a group membership for the parcel you have selected. Failure to accept membership will mean that you will not be able to rez items. If you missed the group membership joiner request you can contact either JimSqu Sunbelter or Markarius Viper to have another one sent to you.
3. Refunds or Transfers
When renting, it is acknowledged that you have decided to rent that parcel for the time specified in the rental box. Therefore think carefully on your intent to stay as refunds will not be issued. If you signify that you do not intend to renew your rental at the end of it’s term you will forfeit any rental amounts remaining.
Should you wish to move to another parcel within Viper Isles your remaining rent amount or time may be transferred to another rental parcel at and adjusted price depending on the rental difference.
Payments and rents can be made through the rental strip on your parcel or at our rental location.

4. Houses / Architecture
– Parcels already containing houses
The home on the parcel is an integral part of the rental unit and cannot be changed without prior approval. Each parcel is complete and ready for you to move your items into. You can if desired add additional landscaping items but remember they will count against your parcel prim limits and must be entirely within your parcel.
5. Sky Homes/Platforms
Platforms or Skyboxes are permitted above your land with the following exceptions. The ranges between 1000m and 2000m and above 3700m are reserved. We have special areas located in these elevations and private owner’s parcels at 4000m and we ask that you keep your platforms or skyboxes away from them. Any Skyboxes or platforms that extend over any of the common areas of the sim or into another tenants parcel will be returned. Skyboxes and platforms do count against your prim limit and any items found to extend over your parcel will be returned to you.
6. Prims
It is your responsibility to know your usable prim limits and how many you have available at any given time. For tenants of rented land you can touch the rental strip to check on your prim usage. For Land owners you may right click on your land and select “About Land”. Then on the “Objects” tab you can see your “Parcel land capacity:” and ”Parcel land impact:”. If you need additional prims they may be available at an additional monthly charge please contact either JimSqu Sunbelter or Markarius Viper to arrange for additional prims. Buying additional prims will be handled by increasing your weekly rent.
In addition make sure you keep some prims available if possible (32 is ideal). This will allow you to temp rez items such as delivery crates, bags etc. that you need to rez in order to receive your items.
7. Residential Zoning & Limitations
Viper Isles Rentals are, with exceptions, are totally residential. Residents may not use their rented parcel for business or commercial operations of any kind and includes but is not limited to ‘not-for-profit’ operations. The setup of charity or volunteer organizations must be agreed prior to establishment.
Viper Isles tries to maintain a low traffic and low lag environment for all residents. If you wish to host a large gathering please contact either JimSqu Sunbelter or Markarius Viper, we do have locations available at no additional cost for you to host your event.
Please no breedables or other heavy script objects. Pets are permitted as long as they stay on your parcel.
Temp-rezzers are not permitted.
Full-bright textures, including flora/fauna, should not be visible outside of your home.
Rotating, animated or flashing lights are not permitted.
Other than trees, nothing should be higher than the rented home or building on your parcel.
8. Privacy
Privacy is something everyone desires at times and this should be respected. Privacy is enabled on all parcels and limits media, voice, gestures, chat and AV visibility to that parcel. Privacy does not stop others from seeing items rezzed in your home and parcel.
Privacy is a key element for us all and spychat or spyware is NOT permitted whatsoever and includes anything that records chat from other SL residents. If one is discovered on Viper Isles and owned by you, you will be summarily banned from Viper Isles and a report filed to Linden Labs with supporting evidence. Rents paid will not be refunded. We periodically sweep Viper Isles for these so do not use them.
9. Security
Ban lines are not permitted.
We do provide a security orb at no charge from Casper Security. If you wish to provide your own security orbs please feel free to do so. If you use your own please so not set it for any area larger than your parcel or any elevation higher than 500m, this will allow people to fly over your parcel. Also please set any warnings to a 30 second time frame. Please also add both JimSqu Sunbelter and Markarius Viper to you personal orb so that we can provide customer service to you and your parcel.
Please keep in mind that other residents or visitors may trigger a security alarm accidentally when walking around and exploring which is why a 30 second warning is issued. Normally they will leave the parcel and either ask to be allowed (guests) or even apologize for the intrusion. You shouldn’t be overly concerned as the security box is doing its job. Always be polite. Should the person be an actual intruder then the system will eject them from the parcel and ultimately ban if repeated entries are tried.
10. Scripts
Try to minimize the amount of devices with lagging scripts on your land. A large number of scripts with a large number of listeners is bad. If you are running scripts on your parcel which significantly impacts the overall ability of the Region to operate efficiently they may be disabled or the object containing them returned to you.
If you have a bed or other scripted item that can be turned off then please do turn them off when you are finished using them.
A maximum of two scripted/regular pets are permitted. AV pets (one’s that are human controlled and not scripted) are welcome.
You must set your scripted pets to sit and not wander around the home or grounds while you are not at home.
You must make sure that each pet does not bump into any other objects in or around the home.
You must take back your pet at least once a week into your inventory. This avoids script issues.
You must take pets back to inventory if you are not going to be in world for more than 2 days or going on real-life vacation. They will be returned if left unattended for more than two days.
11. Leased/owned Land Reclamation
Owned or leased land will be reclaimed by Estate staff if you fail to pay rent on time or ignore/flout items listed in this covenant. A grace period of 48 hours for overdue rents is given at the discretion of Viper Isles owner. A grace period will not be given if due rent is habitually late.
In the event of reclamation and if you are absent, all objects owned by you will be returned. Viper Isles owner is not responsible for returned objects failing to appear in your inventory. If returned objects are not in your inventory, you should contact Linden Lab Support directly and not Viper Isles owner.
Parcels where the rental box has been set to ‘Not Renewing’ and/or in which the renters objects have been removed (renter has clearly left and has not returned in days) will be considered abandoned and will therefore once again be set as available for rent by others. No refund of rents paid will be given after setting the parcel to ‘Not Renewing’.
12. Failure to Follow Covenant
Failure to follow this covenant will be handled in the following manner:
You will be given a notecard outlining the issue and will then have 24 hours to correct before rental reclamation is carried out and your objects returned.
This does not include use of spyware which is subject to instant ban and reclamation without refund.
Your Leased land will be repossessed and no refund issued, for remaining Lease tier fees or Rentals.
13. Covenant Updates
Viper Isles has the right to modify and append to these covenants as deemed fit. You will not receive notification of minor updates unless something is added or amended that affects you.
